Project: Botanic Avenue

This project seeks to improve the main living spaces to the rear of an existing semi-detached house, and to improve energy performance and finishes of the entire existing house. In order to minimise costs and use of materials, the new design reuses the existing extension’s footprint and parts of it’s external walls. The only additional space is a small new projection at the rear of the exisitng living room. Overall, the new design opens up view between the internal spaces and the garden, and also provides for a new WC/utliity space tucked in the centre of the plan.

This project provides a new kitchen and fining space to the rear of a handsome mid-terrace Victorian home. A priority is to improve the connection between the existing house and garden, which is at a substantially lower level than the ground floor. The extension steps down to garden level, and the new roof reflects this change in level. The high level glazing also captures evening light from the west in this north-facing garden. The structure will use an entirely timber structure to avoid the higher embodied energy of a steel frame.

This project deals with the extensive refurbishment and extension of a large Victorian townhouse in south Dublin. The house, along with most others on the street, it a protected structure, and as such the planning application required a high quality design and convincing strategy. The upper floors of the existing house will be restored to their former glory, and substantial new works to the rear are characterised by a subtle and calm modernity

This project dealt with a familiar request to provide a more spacious kitchen/dining space and storage to the rear of a Victorian townhouse, replacing an earlier extension. By extending the existing small patio into a larger courtyard the new kitchen is bathed in south light during the day, and the new spaces feel constantly connected to both the garden and the original house.

An addition to an existing terraced house in a coastal location in Dublin. The main challenge was to integrate service (WC, storage, utility) into the ground floor without compromising the connection between the new living spaces and the back garden. The solution was a band of service spaces in the centre of the plan, allowing the new kitchen and dining space to have an uninterrupted connection to the garden.

A new house among protected, historic buildings on a coastal site in Blackrock, Co. Dublin. Externally the design is respectful of it’s context, echoing the form and proportions of the local buildings, with it’s modernity indicated by careful, minimal detailing and selection of materials. Internally there is more freedom, and the design prioritises space, natural light, and richness of materials.

This project presented the opportunity to work within one of the most beautiful public housing projects of early 20th century Dublin. A modest park of houses built by the Iveagh Trust for Guinness workers, these houses retain their quality and charm. The brief is to provide a modest rear extension, but our design also includes the provision of sheltered external space, extending the small kitchen/dining area into the garden in the summer months.

The design uses modern timber technology to minimse the use of steel (for environmental reasons), and to provide an innately beautiful and visually appealing internal and external appearance. A new house on a rural site, in the middle of the client’s farmland. The specific site is a large field, and the design uses the form of the house to break down the large scale of the external spaces into three distinct zones, each addressed by different parts of the house. The main living accommodation is a long single-storey volume facing south. The approach to the house is towards 2 stone walls, with access through a gap where the walls meet. Bedrooms and other accommodation is houses in a 2 storey volume.
